Legally, nothing. There is no standard, no certification, and no authority that polices the word. In practice it means a finish package and a price tier. Here is the exact spec behind it at our two communities, followed by a plain list of what these apartments do not have, including no pool and no garages.
We use the word on this site. That obligates us to define it and show you where it stops.

Z on Plymouth at 40275 Plymouth Road went through a $2.5 million renovation covering new kitchens, flooring, and bathrooms. That is the concrete thing behind the word here: a capital number spent on interiors, not an adjective.
Starting rents at the time of writing were $1,499 for a one-bedroom and $1,699 for a two-bedroom. Check the availability page for current pricing.
What do these apartments not have?
This is the part that matters. Every item below is a real answer to a tour question, and every one is a reason somebody has walked.
No pool. Neither community has one. If a pool is on your list, we are not your property.
No garages and no carports. In a Michigan winter, that means scraping. It is the most common thing residents would change, and there is no workaround I can offer.
Parking is unassigned, one vehicle per tenant. No numbered space, and a two-driver household needs to raise it with us before signing, not after.
Wall unit air conditioning at Z on Coolidge. Z on Coolidge at 725 Coolidge has wall units. Z on Plymouth has central air. Both are advertised under the same word, and they are not the same August. Ask which one you are standing in.
One- and two-bedroom only, 850 to 1,000 square feet. No three-bedrooms, no townhomes, no lofts.
Painting is generally not permitted. Exceptions by request, but assume no.
Cats only. Not dogs, and up to two cats per unit. The pet fee is $350 one-time plus $25 per month.
100% smoke-free. Smoking outdoors, away from buildings, only. That is a feature for most people and a dealbreaker for some.
What we do have beyond the unit: private outdoor space on every home, and a 3D Matterport tour so you can rule us out without driving over.
What does "luxury" usually mean at other price tiers in Plymouth?
Plymouth's rental market is small: Zillow showed roughly 65 active rental listings in September 2026, with an overall range of $1,000 to $4,500. Inside that range the word gets applied at three very different levels. These are tiers, not named communities.
| Tier | Advertised 1BR | Advertised 2BR | What the word tends to mean there |
|---|---|---|---|
| Newer loft and townhome product near downtown | Roughly $1,945 to $1,975 | Roughly $2,250 to $2,645 | New construction, covered parking, amenity spaces, walkability priced in |
| Renovated mid-tier garden communities | Roughly $1,265 to $1,624 | Roughly $1,350 to $1,860 | Updated interiors in older buildings. This is where we sit |
| Older established garden communities | Roughly $850 to $1,200 | Roughly $950 to $1,450 | Usually not marketed as luxury; original finishes |

The honest read: when a newer downtown building says luxury, it is usually paying for new structure and covered parking. When we say it, we mean a renovated interior in an existing building, at a lower price, without the pool or the garage.
Where do sources disagree on what these cost?
On the direction of the market, worth knowing before you decide any rent is high or low. Zillow reports Plymouth rents down $201 year over year. Zumper reports one-bedrooms up 21%. Apartment List puts two-bedrooms $154 above the other two. All three estimate advertised asking rent rather than recorded leases.
And this, which I would rather say myself: Zillow's and Zumper's medians, $1,499 and $1,699, are exactly our own advertised range. With about 65 active listings, an 80-unit community can plausibly move a median. I cannot prove that and I am not claiming it. Read those medians as a range.
How should you judge the word on a tour?
Ignore it and check five things: countertop and cabinet material, by touching them; air conditioning type, central or wall unit, asked in those words; laundry, in-unit or shared, full-size or compact; parking, assigned or unassigned and how many per unit; and what is missing, meaning pool, garage, elevator, gym. Ask what the property does not have and watch how readily it gets answered.
The full list to bring is at 30 questions to ask on an apartment tour.
Frequently asked questions
Is there a legal definition of a luxury apartment?
No. "Luxury" is an unregulated marketing term with no certification, standard, or governing body behind it. It signals a finish package and a price tier rather than a defined level of quality. Judge the spec sheet, the air conditioning type, the parking arrangement, and what the property lacks instead.
What finishes do the luxury apartments in Plymouth, MI have?
White shaker cabinets, quartz countertops, stainless steel appliances, euro-glass stand-up showers, luxury vinyl plank flooring, and in-unit full-size washer and dryer. Homes run 850 to 1,000 square feet with a private deck or balcony. Z on Plymouth completed a $2.5 million renovation of kitchens, flooring, and bathrooms, and Z on Coolidge was recently renovated top to bottom in 2026.
Do these Plymouth luxury apartments have a pool or garages?
No. Neither Z on Plymouth nor Z on Coolidge has a pool, garages, or carports. Parking is unassigned at one vehicle per tenant. If covered parking or a pool is a requirement, these communities will not meet it.
