Budget roughly $1,499 to $1,699 in starting rent for a one- or two-bedroom, plus a $99 or $135 monthly utility fee covering gas, heat, water, sewer, and trash, a $26 administrative fee, and electric billed separately as the only utility you pay directly. Expect a one-year lease, 2.5x to 3x rent in gross monthly income, and a $65 application fee per applicant. Plymouth is a small market: Zillow showed about 65 active listings in September 2026.

This is the whole picture in one page, written by the person who owns two of the communities in it. That is a conflict of interest, so the guide is built to be checkable: every number is sourced, contradictions between sources are shown, and the things our properties lack are listed plainly.

What does it cost to rent in Plymouth, MI?

Three national sources publish a Plymouth rent estimate and they do not agree. That is the first thing to know about this market.

Zillow reports rents down $201 year over year, calls the market "WARM," puts the range at $1,000 to $4,500 across about 65 listings, and describes Plymouth as 15% below the national average. Zumper reports the market down about 18% but one-bedrooms up 21%. Apartment List's two-bedroom figure sits $154 above the other two. All three estimate advertised asking rent, not recorded leases, so do not treat any year-over-year trend from them as fact. Full breakdown in average rent in Plymouth, MI.

One more piece of candor. Zillow's and Zumper's medians, $1,499 and $1,699, are exactly our own advertised range. In a market with roughly 65 listings, an 80-unit community can plausibly move a median. I cannot prove that and am not claiming it, but the number you are treating as "the market" may partly be us.

Advertised rent is also not the monthly number. Fees, the income threshold, the credit review, and the cash due at signing all move it, sometimes by hundreds. Work through what move-in actually costs, what is included in rent, the income you need, and the credit score you need before you tour. If your timing is flexible, see the best time to rent. All of it sits at the cost of renting hub.

What is it like to live in Plymouth, MI?

Small, walkable at the center, car-dependent everywhere else, and unusually event-heavy for its size.

The center of gravity is Kellogg Park, at W. Ann Arbor Trail and S. Main. The Downtown Development Authority calls it "the focal point for all the area's civic, social, and commercial activities," reports over one million annual visitors, and it is a local historic district. Next to it is The Gathering, a covered public pavilion near the library and Central Parking Deck that hosts the Saturday Farmers Market. The DDA describes a downtown of more than 200 business and property owners at roughly 1% vacancy with a $2.8 million streetscape investment; the Chamber states over 75 specialty retailers. See Kellogg Park and things to do in Plymouth.

The calendar is the real differentiator. The Plymouth Ice Festival ran its 44th annual in 2026, January 30 to February 1. Music in the Air fills Kellogg Park on 14 Friday nights each summer at 7 p.m., free, sponsored by Bank of Ann Arbor. Art in the Park was July 10 to 12 in 2026, its 46th year. The Plymouth Fall Festival, September 11 to 13 in 2026, was founded by the Plymouth Rotary Club. The Farmers Market runs Saturdays May through October at The Gathering, though the DDA and Chamber publish different start times, 8:00 a.m. versus 7:30 a.m. See the Ice Festival guide, the Farmers Market guide, and downtown restaurants.

Outdoors, the big one is Edward N. Hines Drive, a 17.5-mile Wayne County linear park along the Middle Rouge River from 7 Mile Road in Northville to Ford Road in Dearborn, with 25 recreation areas, an asphalt trail, and summer Saturdays when about 7 miles closes to cars. Plymouth Township Park covers 80 acres, and its resident shelter reservations open in person on a single date each January. See the Hines Park guide. One honest note: neither the City nor the Township lists a dog park, despite third-party directory claims.

Two structural things before you sign. First, "Plymouth, MI 48170" does not tell you which government you are in. The City of Plymouth, population 9,370 across 2.22 square miles, and Plymouth Charter Township, population 27,938 across 16 square miles, are separate municipalities sharing a ZIP code, with different services and tax bills. See City of Plymouth vs Plymouth Township. Second, Plymouth vs Northville, Canton, and Novi compares the neighbors without pretending Plymouth wins every category, and is Plymouth a good place to live carries the real downsides, both at the Living in Plymouth hub.

What should you know about moving to Plymouth and commuting from it?

Plymouth sits just south of M-14 and west of I-275, roughly 27 miles northwest of downtown Detroit and 18 miles northeast of Ann Arbor, per Wikipedia. That position is most of the reason people move here. The drive times below are Rome2Rio estimates; mileage is independently corroborated only for Detroit and Ann Arbor.

The nearby employment picture is concrete. Adient, the global automotive seating company, is headquartered in Plymouth. Aisin World Corp. of America, Hella Corporate Center USA, and Metaldyne are based in Plymouth Charter Township. Ford's Livonia Transmission Plant at 36200 Plymouth Road covers 182 acres and 3.3 million square feet, described as the largest transmission plant in North America. Ford Michigan Assembly in Wayne employed about 5,600 hourly and 350 salaried workers as of June 2025. Trinity Health Livonia has 304 beds, and Schoolcraft College enrolls about 13,019 students off Haggerty Road. More in commuting from Plymouth and moving to Plymouth for work.

Two things to settle before the lease. Schools: Plymouth-Canton Community Schools runs 14 elementary schools, 5 middle schools, and three high schools on the 305-acre Plymouth-Canton Educational Park in Canton Township, plus Starkweather Academy. Most Plymouth addresses are in PCCS, but some outlying Township addresses may not be, so confirm yours with the Wayne County RESA School District and Attendance Locator before you sign: the schools guide for renters. Winter affects parking, snow removal, and utility bills; see the winter renter's guide. Then work the moving checklist and the moving and commuting hub.

What do you need to know about the renting process itself?

Michigan-specific rules first. Your security deposit is governed by Michigan statute, not by whatever a leasing office tells you. How it is held, what can be deducted, and the deadlines are worth reading before a dispute rather than during one: Michigan security deposit law. This is general information, not legal advice. Consult an attorney about your specific situation. Renters insurance is required at our communities and most others; the renters insurance guide explains what a policy actually covers.

On mechanics: how to apply for an apartment walks the sequence. 30 questions to ask on an apartment tour is the one I would print, including the fee and renewal-increase questions landlords, this one included, would rather you skip. What "luxury apartment" actually means defines the word against a real spec sheet, then lists what our own units lack. In-unit vs shared laundry gives the cost comparison with your inputs instead of invented figures.

If you are not sure renting is the right call at all, should you rent or buy in Plymouth opens with the disclosure that the author is a licensed broker who also sells real estate, gives a break-even framework rather than a verdict, and explains why it publishes no local home price. All of it sits at the renter resources hub.

Starting rents at the time of writing. Check the availability page for current pricing. A listing site quoting $1,624 to $1,860 is not disagreeing with us: that is the all-in monthly cost, base rent plus the utility and administrative fees. $1,499 + $99 + $26 = $1,624. $1,699 + $135 + $26 = $1,860.

If the walk to Kellogg Park is the point, apartments near downtown Plymouth makes the case for Z on Coolidge. If you have a cat, pet friendly apartments in Plymouth states the policy plainly.

What are the honest downsides?

Collected here, since they are scattered across the guides above.

No pool, no garages, no carports at either community. In a Michigan winter, that means scraping.

Parking is unassigned, one vehicle per tenant. A two-driver household should raise that before signing.

Wall unit air conditioning at Z on Coolidge. Z on Plymouth has central air. Both are marketed under the same word.

Cats only. If you have a dog, we are not an option.

One- and two-bedrooms only, 850 to 1,000 square feet. No three-bedrooms.

Plymouth is expensive relative to much of Metro Detroit, and it is car-dependent in practice. Wayne County voters approved a countywide transit millage on August 4, 2026, which eliminated opt-outs and put Plymouth inside the SMART service area, but fixed-route buses are not running here yet.

The nightlife is small-city. Downtown is excellent, but it is not Ann Arbor or Detroit.

Event weekends are crowded. Ice Festival, Art in the Park, and Fall Festival pack a 2.22 square mile city.

The market data is unreliable. Three national sources disagree on whether rents here are rising or falling. Anyone quoting a confident Plymouth rent trend is quoting one source and hiding two.
