Two of those numbers have independent corroboration. Wikipedia puts Plymouth roughly 27 miles northwest of downtown Detroit and 18 miles northeast of Ann Arbor, close to the Rome2Rio figures but not identical. The Northville, Canton, Novi and Livonia mileages are single-source. Do not build a lease decision on a six-minute estimate without driving it yourself at 8 a.m. on a Tuesday.

The takeaway: rent in any of these four and you reach the other three in roughly fifteen minutes. You are choosing a downtown, a school assignment, and a rent number, not a region.

Apartment List's two-bedroom figure is $154 higher than the other two. More strikingly, Zillow reports Plymouth rents down $201 year over year while Zumper reports one-bedroom rents up about 21%. Those cannot both be a clean description of the same market.

All three estimate advertised asking rent, not recorded lease data. Zillow counted 65 active rental listings in Plymouth, ranging $1,000 to $4,500. In a market that thin, a single large community can move the median. I will be candid: Zillow and Zumper's medians of $1,499 and $1,699 are exactly the advertised starting range at my own Z on Plymouth. Within Plymouth there are three rough price tiers as of September 2026, per Apartments.com advertised rents. Newer loft and townhome product near downtown was advertising one-bedrooms in the $1,900s. What to do instead: pull all four from the same source on the same day, note each listing count, and treat any town with fewer than a hundred listings as noisy.

Plymouth-Canton Community Schools is the common thread between Plymouth and Canton, and it reaches into Northville Township for some addresses.

PCCS serves most of Plymouth Charter Township and Canton Township, plus portions of Salem Township, Superior Township in Washtenaw County, and Northville Township. The district runs 14 elementary schools, 5 middle schools, and the Plymouth-Canton Educational Park, a 305-acre campus in Canton Township holding three high schools on one site: Salem, established 1970; Canton, 1972; and Plymouth, 2002. A small downtown that people use, not just drive past. Kellogg Park sits at West Ann Arbor Trail and South Main. The Plymouth DDA calls it "the focal point for all the area's civic, social, and commercial activities" and reports over a million annual visitors, a district of more than 200 business and property owners at roughly 1% vacancy, and $2.8 million in streetscape work. The Chamber counts over 75 specialty retailers.

The event calendar is unusually dense for a city this size. The Ice Festival runs late January into early February; 2026 was the 44th annual. Music in the Air brings 14 free Friday concerts to Kellogg Park each summer. Art in the Park was in its 46th year in 2026. There is no confirmed public dog park. Neither the City nor the Township lists one. Third-party directories claim one at Plymouth Township Park; the Township does not confirm it. The nearest verified one is at Hawthorne Ridge Park in Westland.
